Saving your foundation & pocketbook!
I'm going to talk foundations today, good place to start as that’s how you’d start building a house! Over my career I’ve seen a lot of cracked foundations, sloping floors & crack in walls that could have been prevented with less than $50 of parts and a little guidance. We live in the PNW, it rains & yes, I’m being obvious, just setting the tone. Where does that rain go once it hits your downspouts? If it’s not away from your foundation you’re going to have costly problems, think north of $50k. This also holds true for ground immediately around your house. All the ground should be sloping away from your house, so the water is draining away from the foundation. Living on a slope? It may be worth investing in a french drain so that the water is diverted away before it gets to your house. Foundations like stable consistent conditions, just like us! If they don’t have even conditions this can lead to differential moisture content in the soil and leads to differential settlement. Which will break your foundation, cause your floors to slope & some unsightly cracks in your walls. There’s a handful of companies out there that make a very good living off this minor mistake. So, save yourself some money down the road, get a downspout extension, and make sure it’s draining away from your house (the farther the better), and your neighbor’s house. As we want to be good neighbors. Stay tuned for more tips. Want quality representation on your real estate transaction from someone who knows buildings very well?
